Rental market overview by asset type

The retail market is strongly affected - shopping centres remained closed until recently in the Montreal metropolitan community - and many businesses still have supply shortages. Whether downtown or on the outskirts, "non-essential" merchants represent the most troubled category of space occupiers and, for many, the future remains uncertain. Many of these premises will likely return to the market.

The industrial market is keeping up the pace despite the health crisis. The strong demand linked to e-commerce (and consequently the transportation and warehousing sector) contributes greatly to this. There is a decrease in availability and rental rates are on the rise. In the Greater Montreal area (GMA), Laval and the South Shore (Brossard-Candiac-Delson) represent the markets with the least availability.
